Brannams / Petroc Facility

Conversion of redundant pottery manufacturing and warehousing facility to provide a multi faculty teaching mini campus for PETROC. Brannams Business Park, Roundswell, Barnstaple. The existing structure was wide open bay industrial units with a floor area of approx 2500m2. The brief was to provide approx 5000m2 of education floor space. This was achieved by the creation of a new steel framed first floor, independent from the existing building frame, and the complete re working of the elevations to provide natural light to the new spaces and to give the development a more ‘educational’ appearance. We worked closely with the structural engineers (SANDS Consultants) to design a solution that provided the desired end product, the final design was achieved following a number of value engineering / design meetings to arrive at the final design. The design process for this development was carried out in consultation with the PETROC facilities team and the various ‘heads of school’ of the faculty’s that will be housed in the new development. The nature of the project demanded a large amount of on site attendance and design solutions which enabled the project to maintain the required momentum. The relationship formed between RGP Architects Ltd and the Main Contractor was key to the success of this project. The overall construction project value was £2 million and was delivered on time (25 weeks) and within agreed known costs.
